"If it were not for Jay, I feel my purchase of my first duplex would not have gone through. I encountered many frustrations and cross roads while working with the realtor that was working for both the seller and myself as the buyer. Jay's extensive knowledge of both the lender side and realtor side was very instrumental in getting the deal done timely. As stated earlier, this is my first home purchase therefore my complete trust was put into the hands of my realtor and Jay as my lender. Throughout the home buying process, it seemed my realtor was becoming increasingly overwhelmed and swamped with repairs that were required. The sellers were less than interested in all that needed to be done to completed the sale and the realtor was not staying on top of the sellers to complete these repairs in order to meet the closing date. Throughout the process, Jay contined to provide guidance in locking in at the appropriate time to get the most favorable interest rate and - as repairs were not getting completed timely - continued to follow up with my realtor to ensure he was staying on top of dates and following up with the sellers consistently. Due to the realtor's negligence in working with the sellers to get repairs scheduled and completed, the closing date had to be extended from September 1, 2026 to September 14, 2026. A couple of days before the adjusted closing date, the realtor stated his broker advised the closing date needed to be extended due to repairs being scheduled to be completed after the closing date. Jay reminded my realtor that these repairs were known for multiple weeks and due to the realtor not staying on top of the sellers to schedule the repairs prior to the closing date had to be scheduled to be completed after the closing date. Jay advised the realtor that this should have been advised when the repair was scheduled two weeks prior. The realtor went back to his broker and it was approved to write an Addendum to have the work completed after closing with any potential repairs continuing to be the seller's responsibility. Jay saved the day! Jay also worked with the Title company after I signed closing documentation on September 14 and the sellers did not go in to sign. Jay followed up with my realtor and orchestrated a 3-way call (one of many we had throughout this frustration process to help the realtor stay on track) to find out exactly why the seller did not sign as expected and worked with Chicago Title to ensure the wire transfer did not expire potentially causing the closing date to be extended due to this issue as well. In the end, both myself and my realtor were very grateful in the assistance Jay provided to us both to ensure the deal went through. Without Jay, I almost can guarantee the deal would not have gone through or I would have been seriously impacted financially if the deal was extended. I appreciate Jay's attentiveness, experience, and professionalism.
